Manhard Consulting provided complete civil engineering design services for this 150 acre site including road design, utility design, stormwater management analysis, site grading, erosion and sediment control, and project coordination.

The project included design of a divided collector roadway, Belford Avenue, to create a connection between S Peoria Street and S Chambers Road. The total design length is 10,200 ft. The Belford Avenue design also included coordination with a traffic engineer to design signalized intersections for Belford Avenue and S Peoria St and Chambers Rd. A design was also coordinated for a bridge to allow the roadway to cross Happy Canyon Creek.

The site was designed for multi-family residential development and future commercial/retail development. Master planning of stormwater collection systems, including a regional detention basin for the entire project to provide water quality treatment and detention of the project’s stormwater runoff, gravity sanitary sewer collection systems and water distribution systems was included in the design.

Filing 2 of the project includes single-family attached and detached lots. The design for this project included 6,400 feet of local residential roadways, 2,250 feet of private paved alleys and associated stormwater management, gravity sanitary sewer collection and domestic water distribution systems.
