Manhard Consulting assisted Toll Brothers with the redevelopment of over 700 acres of farmland with existing wetlands, creeks, lakes and wooded areas into a 592-unit gated community; complete with an 18-hole Arnold Palmer Signature Golf Course. Services provided by Manhard included land planning; site grading; stormwater management; water distribution, supply and storage; sanitary sewer collection and roadway improvements.
The planning staff at Manhard Consulting was added to the project when the golf course designer discovered that the area designated for the Palmer Golf Course did not meet requirements. The Manhard project team successfully re-planned the development and worked closely with the Client and Palmer Golf Course Design to meet the course requirements without affecting other areas of the community.
At project completion, the area dedicated to the golf course increased by 33%; without affecting the housing unit count or housing product. The approved land plan maximized views to the golf course while meeting the infrastructure requirements of the community and maintaining a close-knit neighborhood atmosphere.
