Manhard Consulting provided civil engineering and surveying services for this newly constructed 132,200 SF retail development located on 10.5 acres along Pulaski Road. This $34 million dollar development project was awarded $10 million in tax-increment financing (TIF) by the Chicago Community Development Commission.
Manhard assisted in obtaining Department of Planning and Development (DPD) Planned Development (PD) approval and CDOT Project Review Committee (PRC) approval, in addition to the standard DWM and CDOT Site Plan approvals. One of the many project challenges included the need to design core infrastructure to support initial phases while allowing for scaling to future phases. Manhard created various phasing plans to allow for “pad ready” outlots in addition to permitting plans for the overall development.
Manhard’s stormwater management solutions met permit requirements while providing cost efficiency and sustainability. The plan included a mix of at grade pond storage, underground vaults, permeable pavement and bio-retention swales.
