Second Creek Farm is a 430-acre mixed use development located in Commerce City, Colorado approximately 25 minutes from downtown Denver, and 10 minutes to the airport. The project consists of 922 single family residential lots, as well as planning areas for commercial, multi-family, mixed-use, and industrial space that will be built out in the future.

The project was approved in 2005 for approximately 600 single family units, Manhard worked with the client and the City to help increase the density due to market demands. While revising the underlying zoning, Manhard was also able to increase the multi-family densities and helped outline specific design characteristics of the master planned community. Based upon the amount of development in the area, it was crucial to coordinate with engineers and developers on portions of land adjacent to the property. Manhard is currently working with a homebuilder who will begin construction next month on the first 240 lots, with the next 511 lots coming online in Q3 of this year.

Based upon the relationship with the client, Manhard was able to perform nearly all engineering, surveying, and project coordination on a time and materials budget since the project was so fluid in nature. Manhard has turned around 751 lots for the client in a very short timeframe, while still helping revise the underlying zoning to increase the density throughout and provide a more valuable tract of land for the client.
